Why and When to Inspect Your Home

1 in 4 homes has hidden issues that can’t be seen with a simple visit.
A pre-purchase inspection can help you avoid unexpected repairs that often cost buyers over €10,000 after moving in.

Before You Buy

Our goal is to help you understand the true condition of the property so you avoid unexpected problems and costly repairs.

Why it matters:

  1. Get a clear picture of the property’s real condition

  2. Identify elements in poor shape and uncover hidden defects

  3. Avoid buying a home without the full truth

  4. Strengthen your negotiation power on price

  5. Understand the real scope and cost of any future renovation

Up to 6 Months After Purchase

If you’ve already bought your home and weren’t aware of ArquiStruct’s inspections, we can still perform a full evaluation to confirm that everything is in proper condition.

Why it’s useful:

  1. Identify if any serious issues exist

  2. Detect hidden defects that may appear over time

  3. Obtain a report that can support an expert assessment

  4. Gain peace of mind with a professional, unbiased opinion

Very thorough and professional.
We would never have found all the snags our selves.
I highly recommend contracting Thomas if you have bought a property on the Costa del Sol, and have him inspect your property before signing the deed.

Thomas is very professional and thorough.
We had a lot of help with our snuglist when we gained access to our newly built apartment in Estepona.

What is included in a property inspection?

A property inspection covers structure, systems, moisture, and safety checks. It helps identify hidden defects before buying, renting, or renovating. This ensures informed decisions and protects your investment by revealing costly issues early.

Why is a property inspection important in Costa del Sol?

Costa del Sol homes may have weather-related damage or outdated systems. A professional inspection reveals potential problems before purchase. It safeguards your investment, improves negotiation power, and ensures the property meets your expectations and local standards.

When should I book a property inspection?

It’s best to schedule your inspection before signing a purchase contract. Early detection of defects lets you renegotiate, request repairs, or cancel if needed. Also, consider inspections before renting or beginning major renovations.

What is a snagging report and when is it used?

A snagging report lists construction issues in new or renovated homes. It’s usually done before final handover, allowing contractors to fix problems. This ensures your property is delivered in top condition, avoiding future repair costs.

How much does a snagging report cost?

Costs depend on property size and complexity. Typically, it’s a small price compared to fixing post-handover defects. We offer tailored quotes with transparent pricing, helping you avoid surprises and protect your budget from unexpected repairs.

Is a snagging report necessary for a new build?

Yes, new builds can have defects too. A snagging report provides a detailed checklist of flaws, from cosmetic to structural. It gives you leverage to request repairs before accepting delivery or making final payments to developers.
